      I Really Need to Sell my Pasco or Pinellas county home or house fast,    
           Why should we call you instead of any of the others who say they do the same thing you do?
     As a former Chicago Tribune reporter, I can tell you that is the question I would have started the press conference off with. 

     The two most important answers are:  Many of those who say they do what we do, . . . do not do what we do.  And when you call us, you deal with the first team, a decision maker.  We just aren't big enough to have a second team.

     WE buy houses.  Many people who say they BUY houses, actually OPTION houses.  That means they get an option to buy your house for a very small amount of money and then try to sell your house to someone like us.  Often, if they are unsuccessful at getting a a real buyer they will give the house back to you a month or six weeks later.  Leaving you where you are now, ONLY worse.

      When we buy a house, we fix it up and sell it or lease option it or rent it to someone who probably has dings on her credit report and can not get bank financing.  There is a lot of that going around and it ain't all the fault of the people living in or just driven from their home.

     Some other times, people who say they do what we do will write a contract to buy your house, but it is "contingent," on something.  Contingent means that if they decide not to buy your house a month or six weeks down the road they will tell you their "partner" didn't approve the contract and they can't buy.  Oh, yes!  Maybe they could buy for thousands of dollars less and they tell you that the day before closing.
 
      One of them actually told me once that his contract was contingent upon his "dog's approval."  And, he said his dog would say "NO" any time he told the dog to say no.
    
      Our contract is a contract to buy and it is contingent on your owning the house and having the right to sell and a one hour inspection within a week of us signing the contract making sure I have not missed any structural problem that would cost a lot of money to fix.

      No contingency for us to qualify for a loan and is sure is not contingent upon the approval of my dog "Wolf the real estate wonder dog."  Truth is Wolf  is his own man and he would approve any contract.  He loves to buy houses and never listens to me anyway.
